Il s\u2019agit de louer une seule unit\u00e9 r\u00e9sidentielle, une maison ou un appartement complet, \u00e0 plusieurs locataires \u00e0 la fois, dans le but d&#8217;optimiser les rentr\u00e9es locatives.\u00a0<\/span><\/p><p><span style=\"font-weight: 400;\">En effet, louer un appartement trois chambres \u00e0 trois locataires rapportera plus que de louer l\u2019appartement \u00e0 une famille.\u00a0<\/span><\/p><p><span style=\"font-weight: 400;\">On parle aujourd\u2019hui, d\u2019un sous-march\u00e9 du march\u00e9 r\u00e9sidentiel qui prend de plus en plus d\u2019importance. Le public vis\u00e9 n&#8217;est pas le m\u00eame que pour les maisons et les appartements Ce sont donc principalement les jeunes travailleurs qui seront attir\u00e9s par ce type de locations.\u00a0<\/span><\/p><p><span style=\"font-weight: 400;\">En ce qui concerne le turnover des locataires, 52 % des locataires de coliving restent plus de 9 mois. La dur\u00e9e d&#8217;occupation est donc plut\u00f4t moyen terme. Les locataires tournent en moyenne tous les ans. On observe donc une \u00e9volution de 400 chambres en moyenne par an, ce qui est assez \u00e9norme.<\/span><\/p><p><span style=\"font-weight: 400;\">L\u2019objectif initial du coliving \u00e9tait la r\u00e9cup\u00e9ration de grandes maisons qui \u00e9taient difficilement occupables par des familles et dans lesquelles on pouvait mettre 8, 9 ou 10 chambres, voire plus.\u00a0<\/span><\/p><p><span style=\"font-weight: 400;\">Au niveau du prix des chambres, la moyenne se situe autour des 900\u20ac\/mois. Ce prix est un \u00e9l\u00e9ment fondamental qui rend ces logements attractifs. Mais cela demande \u00e9videmment plus d\u2019\u00e9nergie et une tr\u00e8s bonne organisation.\u00a0\u00a0<\/span><\/p><p><span style=\"font-weight: 400;\">Rappelons \u00e9galement que le coliving fait face \u00e0 un vide juridique.
