En revanche, la plus-value r\u00e9alis\u00e9e sur la vente d\u2019un immeuble en soci\u00e9t\u00e9 n\u2019est pas imposable dans le chef de la personne physique qui a c\u00e9d\u00e9 ses parts.&nbsp;<\/p>\n\n\n\n<p>Il est important de pr\u00e9ciser que si la soci\u00e9t\u00e9 vend l<strong>&#8216;immeuble<\/strong>, la plus-value est taxable \u00e0 l<strong>&#8216;imp\u00f4t des soci\u00e9t\u00e9s<\/strong>, soit \u00e0 <strong>25 %<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" class=\"wp-block-heading\" id=\"les-avantages-pour-lacheteur\"><a href=\"#les-avantages-pour-lacheteur\" class=\"heading-link\"><i class=\"glyphicon glyphicon-link\"><\/i><\/a>Les avantages pour l\u2019acheteur<\/h2>\n\n\n\n<p>Le rachat d\u2019une soci\u00e9t\u00e9 immobili\u00e8re pr\u00e9sente des avantages pour l\u2019acheteur. En effet, les d\u00e9marches administratives ne sont pas les m\u00eames que lors de l&#8217;achat d\u2019un bien immobilier.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" class=\"wp-block-heading\" id=\"les-droits-denregistrement\"><a href=\"#les-droits-denregistrement\" class=\"heading-link\"><i class=\"glyphicon glyphicon-link\"><\/i><\/a>Les droits d\u2019enregistrement<\/h3>\n\n\n\n<p><strong>\u00c0 Bruxelles et en Wallonie<\/strong>, les droits d&#8217;enregistrement pour les <strong>r\u00e9sidences principales<\/strong> sont \u00e9lev\u00e9s puisqu&#8217;ils repr\u00e9sentent <strong>12,5% <\/strong>du montant du bien, compar\u00e9 \u00e0 la <strong>Flandre<\/strong>, o\u00f9 le taux est pass\u00e9 de<strong> 6% \u00e0 3%<\/strong>.<\/p>\n\n\n\n<p>Pour ce qu\u2019il en est des droits d\u2019enregistrement pour les r\u00e9sidences qui ne sont <strong>pas consid\u00e9r\u00e9es comme principales<\/strong>, le taux reste le m\u00eame pour la <strong>Wallonie et Bruxelles, soit 12,5%<\/strong>. En<strong> Flandre<\/strong>, le taux passe alors \u00e0 <strong>12%<\/strong>.&#8221;<\/p>\n\n\n\n<p>Les droits d&#8217;enregistrement sont obligatoires lors de l\u2019achat d\u2019un bien immobilier. C\u2019est donc une somme \u00e0 prendre en compte dans le budget d&#8217;un investisseur immobilier.<\/p>\n\n\n\n<p>En achetant une soci\u00e9t\u00e9 immobili\u00e8re, l\u2019acheteur acquiert des <strong>actions<\/strong>. Celles-ci ne sont <strong>pas soumises aux droits d\u2019enregistrement<\/strong>. Il \u00e9vite \u00e9galement de s\u2019acquitter des frais de notaire.
